對于混凝土材料，它的表面粘合力不是普通聚氨酯密封膠所能達到的:這是因為:
①混凝土本身是一種多孔的混合物，內孔的尺寸和分布非常不均勻，因此很難粘合聚氨酯密封膠;
②由于混凝土本身是堿性的，一旦基材吸水，混凝土中的一些堿性物質將被轉移到聚氨酯密封膠和混凝土的接觸位置，進而影響兩者的結合;
③裝配式板片在生產工廠的預制生產最后環節，為了能有效脫離模板會經常采用脫模劑等有機物，但由于脫模劑很難清理干凈，而殘留PC板片的表面，使得聚氨酯密封膠的粘接受到限制。
為了使接縫聚氨酯密封膠粘結到PC板上，必須在密封劑施工之前清潔需要粘接的PC板表面并保持其干燥;針對上述因素，在考慮范圍內的粘結因素的基礎上，選擇合理的PC建筑接縫聚氨酯密封膠。裝配式建筑在發達國家已有比較成熟的行業標準，PC外墻防水用聚氨酯密封膠已經廣泛得到認同。聚氨酯密封膠在PC外墻密封的使用上，日本已經達到80%以上。比如在上世紀八十年代中期竣工的日本鐘化大樓和大阪希爾頓大酒店，已經過去30余年，但在MS聚氨酯密封膠密封的部位，其總體性能無明顯起鼓、龜裂等老化特征。實踐證明，MS聚氨酯密封膠總體性能相比于其他傳統的聚氨酯密封膠是有其優點的，故本工程選擇了MS聚氨酯密封膠。
